How to Make Keyword Research for Real Estate PPC on Google Ads
Keyword Research is the basis of Search PPC ad in Google Ads. I will describe the process of
keyword research for real estate companies, agents, property management companies,
investors.
Let`s start, step-by-step. For example, I do keyword research for a local real estate company in Phuket (Thailand) with such activities:

Step 1. Create Basic Keyword Mindmap
The main part of keyword research for me is mindmap. The quality of result keyword research depends on mindmap quality.
So I analyse the site and Google Analytics Search Queries (I need access to Google Analytics) to make a mindmap. A simple basic mindmap looks like that:
Step 2. Competitors Keyword Research
I use Serpstat (analogue of SemRush) to analyse organic SERP and competitors. The goal is to find missing words or new ideas for branches.
After that, I add new words to the mindmap.
Step 3. Approve Keyword MindMap With the Client
I send the mindmap to the client for feedback. Maybe I missed something or added unnecessary words.
Step 4. Adjust Keywords Based on Client’s Feedback
After feedback I correct the mindmap if necessary.
Step 5. Generate Phrases and Pre-Keywords
I generate phrases by multiplying branches of the mindmap. For example: if I multiply “What” + “Object” + “Where-Areas” I get phrases:

I multiply the main branches in different combinations.
Step 6. Parsing
I parse each generated phrase on the previous step via Special Software (KeyCollector + SerpStat). I receive deep keywords and variations.
Step 7. Cleaning
I analyse the result keywords and delete:
- keyword with low volume
- negative keywords
In this step, I also receive negative keyword lists.
Step 8. Grouping (Optional)
If I do not use SKAgs, I group result KeyWords on AdGroups.
The Result of KeyWords Research in Google Spreadsheet with the following lists:
- List 1 – All parsed keywords
- List 2 – Cleaned KeyWords (ready for use on Google Ads)
- List 3 – Negative KeyWords (ready for use in Google Ads)
